Apartment Rental Rates Rise at Highest Rate Since 2007

In the second quarter of the year 2012, apartment rents in the United States were extremely expensive. It was reported that vacancies were very low and that rents were higher than before the economic crisis. The average vacancy rate in the United State was 4.7%. Specialists say that there hasn’t been such a low score since the year 2001. Additionally, current asking rents are almost $1,000 per month. They increased by 1% since the first quarter and they are higher than in 2007. There are some special offers, like free rent months, that are designed to attract the tenants. Still, the average rent is growing quickly and inevitably.

It has been said rents and their improvement are invasive. Cities like Knoxville and Providence that are not known for their renting market have experienced a high increase on rents. The landlords in these areas felt the need to raise the rents so as to be in accordance with the rest of the market. These cities located in Tennessee and Rhode Island had an increase on rent of 0.7%. This is the smallest rise, but it’s still significant. The most serious aspect is that there was no decline in any area. In the entire country, rents increased by 2% per year.

Dwellers living in apartments have to pay the highest rents since 2009. There are numerous individuals who want a home, but have no money to buy one or don’t meet the lending conditions to obtain a mortgage. That’s why they look for rentals. Housing brokers and landlords have sensed this need and they are continuously increasing rental prices. Also, more and more people relocate in small urban areas, because there are no new constructions.

Rental prices have also increased because of younger generations who are looking for apartments in big cities like San Francisco and New York. Here, job markets are growing and they have much more opportunities. Most youngsters are not willing to buy a home. Ownership is cheaper than renting, but young professionals don’t want to reside in the suburbs. The older generations believed in home ownership. The younger ones are more focused on jobs and city lifestyle.

All these factors have helped the American apartment market have the best year in the last decade. This fact was favorable for landlords like AvalonBay Communities, UDR Inc, Post Properties Inc and Equity Residential. All these companies own numerous high-end apartments in the large metros.

During the second quarter of the year, the expensive and dense rental market in the city of New York became more affordable. For example, vacancies increased by a small rate of 0.2%. However, the vacancy rate is still 2.2%, making New York the tightest and the most expensive market in the United States. In the second quarter the rents in New York City rose by 1.7% as compared to the first quarter and by 3.9% as compared to 2011. The average rent is almost $3,000. The next on the list is San Francisco, with an average rent of $2,000. Other sizeable gains were observed in markets such as Denver, Boston and Seattle.

Robert De Niro Sells West Village Townhouse

Actor Robert De Niro has finally sold his West Village townhouse after having it on the market for more than a year. Although De Niro didn’t get the $14 million he had listed it last year, he was still able to sell it for $9.5 million to an anonymous buyer.

The 160-year-old Italianate house, which De Niro owned for three decades and was once owned before that by playwright and screenwriter Arthur Laurents (who wrote “West Side Story” and “The Way We Were”), includes five bedrooms, three and a half bathrooms, a private garden, a private terrace off the master suite, and 12-foot ceilings.

Though the “Raging Bull” and “The Godfather” star had to lower his price on the five-story townhouse, at least his son, listing agent Raphael De Niro, got the commission. And the elder De Niro still got a handsome sum for a place that needs to be fully renovated from a fire that ravaged not only the three-bedroom apartment but also most of the Central Park West building itself just last month.

The Allure of West Village

West Village, a singular section of New York City with no high rises or towering office buildings, has long attracted the creative and the carefree. Bon vivants, artists, writers, and bohemians disconnected from mainstream society are among those that have long populated West Village, though recently there has been a surge in the building of distinctive apartments from designer architects near the Hudson River on the western section of the area.

Attractions include narrow streets, alleys off the beaten path, and historic town houses like De Niro’s above. West Village points of interest include 75½ Bedford Street, home to New York City’s narrowest house at 9½ feet wide and 32 feet deep, built in 1873; Christopher Park on Christopher Street with popular gay-centric sculptures; and St. Luke’s Place between Hudson Street and 7th Avenue, which is often used for filming, has classic brownstones and townhouses, and is home to shady gingko trees. Legend has it that the lost son of Louis XVI and Marie Antoinette is buried near a playground close to where Hudson Street meets Leroy Street.

Renters Insurance Basics

When a tree falls on your apartment building water seeps into the hole it made in the roof, most likely your landlord has insurance for the damage to the building. Often, renters assume that the landlord’s insurance coverage will reimburse for damages to their personal property as well. This is rarely the case. In fact, some landlords require tenants to purchase renters insurance to protect themselves from lawsuits.

If you keep anything in your apartment that water from a leaking roof could damaged and that you cannot afford to replace, you need to consider renters insurance. This includes electronics such as your laptop or computer games, small appliances, jewelry, book collection (remember how expensive that Physics textbook was), and even your clothing.

What Does It Cover?

According to Insure.com, standard renters policies cover sixteen basic types of loss:

1.  Fire or lightning
2.  Windstorm or hail
3.  Explosion
4.  Riot or civil commotion
5.  Damage caused by aircraft
6.  Damage caused by vehicles
7.  Smoke
8.  Vandalism or malicious mischief
9.  Theft
10. Volcanic eruption

12. Weight of ice, snow, or sleet
13. Accidental discharge or overflow of water or steam from within a plumbing, heating, air conditioning, or automatic fire-protective sprinkler system, or from a household appliance

15. Freezing of a plumbing, heating, air conditioning or automatic, fire-protective sprinkler system, or of a household appliance
16. Sudden and accidental damage from artificially generated electrical current (does not include loss to a tube, transistor or similar electronic component)

You might notice that this list does not include damage from earthquakes or floods. These two perils require special policies, endorsements or a specific rider. If you live near the ocean or where hurricane damage is possible, a separate policy covering damage from high winds is a good idea as well.

How Much Coverage Do I Need?

While a burglary may necessitate just replacing your electronics, a fire could mean you lose everything, so take an inventory of everything you keep in your apartment and choose coverage that would replace all of it should the worst happen and you lose everything.

Deductibles

In general, a higher the deductible means a lower the premium. It is often tempting to choose a higher deductible for the lower premium payment. This method is only a good idea if you have ready cash available, perhaps in a savings account, equal to the amount of the deductible. Remember though, if you also have a deductible on your automobile insurance and the damage is from a natural disaster that affects both, you will need to keep the amount of both deductibles available in savings.

Actual Cash Value (ACV) vs. Replacement Cost Value (RCV)

Actual Cash Value covers the current value of your property at the time of loss, so if your computer is a couple years old, the amount your coverage reimburses reflects depreciation to what a used items might cost. The older an item is, the less ACV it is worth. Replacement Cost Value, however, covers the cost to replace your damaged property with a similar current product with no depreciation. While RCV coverage costs more than ACV, it usually is worth the additional premium.

Ways to Save

To take advantage of available discounts on renters insurance, consider bundling coverage with the same company as your automobile insurance. Some companies give a discount if you keep fire extinguishers on hand, or have dead bolts on your doors. Consult your landlord to see if he will add dead bolts and window locks for you. Other policies offer a break if the building has a fire sprinkler system or monitored security.

Liability

Often, liability insurance is standard with a rental policy. In case of an accident, or if a guest slips and falls, you are protected from legal claims up to the limit of your policy. If you have a pet, however, a separate liability rider may be necessary to cover injury to someone from a bite, for example. Certain breeds are too high of a risk for insurance companies to cover, so if you plan to get a pet, consult your insurance company to make sure your policy will cover them.

Townhouse Owned By American Composer Highest in GV

 Highest Price Townhome in Greenwich Village

A townhouse, whose most famous owner was John Phillips Sousa, has recently been listed for sale at $31.5 million.  The American composer and conductor bought the unit in 1919.  He is famous for his marching music, the bands he conducted and for inventing the Sousaphone, a large brass horn that plays bass notes.  His New York townhouse is located at 80 Washington Place in Greenwich Village.

The current owner of the property is William Rainero.  He heads the Metropolitan Realty and Development Group, but the property is being handled by Prudential Douglas Ellman.  The agents that have the listing are Laura Mondrick and Lisa Simonsen.  Rainero grew up in the townhouse which his family has owned for some forty years.  He supervised extensive remodeling efforts in recent years.  The house was previously owned by his grandfather, a restaurateur who died in 1990 while living in Florida.  .

The $31.5 million asking price earns the listing the top rank in price for Greenwich Village Townhouses.  The number 2 and 3 spots go to a pair of adjoining townhouses at23 North Washington Square and the other at196 West Houston St.  #2 is listed at $19.5 million, and #3 at $14.95 million.

The village neighborhood has long been famous for its bohemian lifestyle.  Many artists and struggling actors lived in the locale.  They used to be attracted by the number of low cost apartments that were available.  The place began to gentrify in the 80’s and now has become quite upscale.  There is still a lively mix of artists and art galleries along with musicians and cafes and clubs that feature live performance.  The musicians who play there may no longer be able to afford to live within walking distance.

 Home has many Features

The Sousa Townhome is spacious at 8,700 square feet, but it is rather narrow being only 22.5 feet wide.  It is a classical Georgian home built in 1839.  The home features a Zen garden along with an unusual water plume made from what used to be the coal chute.  The stairwell is of white oak contained within a glass structure.  Among the rooms are those for media, billiards, and wine storage.

Sousa is probably the most renowned American composers of the Romantic Age.  He is well known for his martial music often played by marching bands.  “Semper Fidelis,” the official song of the United States Marine Corp was penned by him along with “Stars and Stripes Forever.”

Sousa served in the Marine Corp as an apprentice musician from 1868 to 1875.  He served as conductor for the Marine Band from 1880 to 1892.  He was a Sergeant Major for most of this period, but became a Warrant Officer near the end of his term.

Sousa remained actively involve in music throughout his years in New York.  In addition to writing music and conducting orchestras, he toured extensively with is traveling band.  Soousa died in a room at a hotel in Reading Pennsylvania on March 6, 1932.  He was 77 years old and had conducted a concert locally the day before.

A Real Life Superhero Headquarter

A long time ago, man thought that no one can survive a nuclear attack except for one tiny, hair-tingling organism: the cockroach.

Of course, who’s to say that someday, the human species will come up with an ingenious way to beat those gnarly pests to shame? With two underground levels that can beat any hailstorms, tornadoes, nuclear bombs, hurricanes, and even possibly a zombie apocalypse, there is now a house that can make James Bond long to live a life of domestic, monogamous bliss — even for just a short time.

The house we’re talking about is the Silo Home.

Once considered an abandoned nuclear launch pad in the 1950’s, the Silo Home was previously built to enclose an Atlas-F intercontinental ballistic missile. It was converted into a 3,900-square-foot subterranean luxury estate and is now being sold on the market for a quarter of a million.

The History of Silo Home

The house is set on more than 19 forested acres surrounding the Adirondack State Park. It started during the Cold War days, when the United States started developing the Atlas missile systems A through F. One was placed in Saranac, which would later become the Silo Home.

Known as the Atlas F missile, it was contained in an underground missile silo that was connected straight to the missile launch control center. The structure underground was built out of concrete together with epoxy resin and 600 tons of steel bars. Many consider the Atlas F structure to be “one of the strongest structures built by man.”

When the silos were decommissioned in 1965 and determined “nuclear radioactive” free, many of its land were auctioned off by the government, including the missile home. It was purchased by the present owners who were cousins. They spent two decades changing the silo into a livable home, even adding a “decoy” house on top of the control center in addition to a private airstrip right in front of the house.

The Silo Home 

Today, the “decoy” house contains 2,000-square-feet of living space, complete with a kitchen and a bedroom. However, the real action goes down below. The main living area, which is around 3,000-square-feet, is 40 feet below the ground, within the command center location. Touches on a keypad will reveal a 125-foot stairwell that will lead you to two converted floors that are made of three-inch concrete and steel. It includes a modern kitchen, a dining room, an entertainment room, four bedrooms, and three bathrooms that are marble-lined, complete with a luxurious Jacuzzi.

Beyond these levels, you will find a pair of thick, 2,000-lbs blast door that will lead to a 50-foot tunnel that was once used to access the actual missile silo. It is this nine-level cylindrical structure, which measures 50-feet and 185-feet below the surface that is said to withstand a nuclear attack – or any kind of attack, for that matter.

Once featured in AOL and Forbes, the luxury house is now on the market for a reasonable price of $750,000. It is actually quite a bargain, especially since you’ll be living a bit like James Bond. According to Zillow, the monthly cost of the house is around $2,772 in addition to the 20 percent down payment on a 30-year mortgage.

BLUE at 105 Norfolk St Luxury Condos – Lower East Side Manhattan

Clients will be welcomed in by bamboo trees and large rocks, placed in a special way. Kitchens will have very unique features too, with glass-fronted cabinets. All bathrooms have large raised sinks and beautiful pebbled floors. The project from the Norfolk Street is placed near another astounding condominium project, called the Switch. This is situated on the 109 Norfolk Street and it has 7 floors that are still under construction. The zig-zag floors and the lovely façade decorated with gentle angles are created by the architects. From this condo you can admire the great red-brick Asian Americans for Equality Community center situated on 111 Norfolk street.
