The second priciest home to come online is a four-bedroom, three-and-a-half bathroom penthouse at 1235 Park Avenue in Carnegie Hill. The condo, featuring a fireplace, a chef’s kitchen and a terrace, is listed by Maria Pascal of Heddings Property for $10.75 million.

With President Obama announcing the extension of Bush tax cuts, the anticipation of a healthy bonus season on Wall Street, and still ridiculously low mortgage rates, the winter Manhattan real estate market seems to be poised for an increase in sales volume.
Anecdotally, our agents at HPG and colleagues at firms across the city and in the Hamptons are hearing a positive buzz indicating that more buyers will be entering the fray in early 2011. This expectation paired with a recent lull in inventory will likely bring a great deal of frustration for buyers and an opportunity for sellers with perhaps even a short-term bump in prices. Several of our clients have switched back to thoughts of buying versus renting as they feel that money is cheap and for many will also be plentiful.
Now I’m sure the concept of some being flush with dough right now makes most people in this country’s stomach turn but it is what it is. The fact is that as long as those with cash keep pumping it back into our economy we have a much greater chance of recovering from the economic mess that has plagued this country for years. Now if we could only convince the government and the Fed to stop printing money and meddling in an effort to avoid pain, perhaps we would see some real long term progress. The avoidance of pain in the short term leads to only one thing…more pain in the long term.

This one just hit the market, and it’s our favorite tower topper since…last week’s Harrison Ford reveal. It’s a 4BR, 3.5BA spread at 1235 Park Avenue, a Carnegie Hill oldie that was converted to condos in 1981.

Owners of residential real estate have long participated in rituals such as smudging and the St. Joseph’s statue upside down burial to bring them a buyer. What’s good for the home seems to be good for the restaurant as well. Since Eater apparently (I can’t find the link anywhere) reported a jinx of New York Burger’s latest location, they are determined to rid the space of it’s evil spirits.
Check it out and yes! It’s for real!

Remembering my maternal grandfather Wilbert McGee who was so shaky that he had to sit on his hands after arriving home from storming Normandy on D-Day and my paternal grandfather Bernard Heddings who died in the Pacific when my dad was 4. And all of those who have died, fought and served this country in both times of war and peace so that we may enjoy an unparalleled freedom!
A Veteran is someone, who at one point in their life, wrote a blank check payable to the United States of America for an amount up to, and including, their life. Regardless of personal political views, that is an honor, and there are way too many people in this country who no longer remember that fact.
We salute you!

One of my favorite people in the real estate world, Jonathan Miller invited me to join him on his Housing Helix Podcast last week. Our discussion included social media, traditional versus non brokerage models, square footage and more.

Thanks again Jonathan for the opportunity!
Real Estate adviser Tara Struyk of Forbes.com shares her Top Five Signs Of A Bad Real Estate Agent. I couldn’t agree with her more as she points out ways to gage if your agent is doing an effective job of selling and marketing your home.
- Lack of communication-regular updates are key!
- Lack of leadership-you don’t need a lemming!
- Unused resources-what are THEY doing to aggressively market your home?
- Too much pressure-excessive steering or pressure is a no no!
- Lack of follow-up-uh oh…of this I am often guilty
In doing a self-evaluation after reading this article (I suggest to click thruto read it all), I truly think that I have 4 out of 5 covered most of the time. Thank goodness my teammates are fantastic at follow-up because that is not my strong suit. All in all, I love this post and think that anyone considering hiring an agent to assist with a sale or purchase should seriously look out for these five signs as they go through the real estate transaction process.
On Monday, October 4, 2010 raise your voices and advocate for change to help those around the world who do not have a decent place to live.

The most important thing you can do is take action! Below are three common ways that people take action in their community.
Advocate
In addition to building homes in partnership with people in need, Habitat advocates to address the causes of poverty housing. Advocacy activities always include a specific request, such as asking supporters to sign a petition, send a message to an elected official or take part in a rally.
Fundraise
World Habitat Day is a great way to raise funds for Habitat in your area. A fundraiser can help educate the public and generate publicity for nonprofit organizations like Habitat for Humanity.
Educate
Organize a public awareness event for World Habitat Day 2010 that not only highlights the need for affordable housing in your own community, but also discusses the need for improved shelter for billions of people around the world.
